By booking a room at the Willows B&B it is deemed that you & your party understand & agree to our T&C’s. By booking you have entered into a Legal & Binding contract. ** Note: Each bed is secured to the person making the booking with a non refundable £20 per person per night deposit. ** We are securing your rooms in good faith to you. Each deposit applies to the names & dates you are booking for. They can’t be used to pay off ANY room balance a persons absence/No Show. We only accept you booking under these conditions.

IMPORTANT: ‘Block Booking’ of more than one room by one ‘Lead’ person in a multi room party is not permitted. (Please ask your friends to ring to book their own individual rooms).

  • We try to make The Willows B&B, Terms & Conditions clear & easy to understand as possible. As with any contract a person enters into, it's important to ensure that you fully read ALL the Terms & Conditions before entering into any legal & binding contract. That’s before securing any bed/room with any £20.00 per person, per night non refundable deposit. As once by paying over a deposit - this means you have fully read and understand all our Terms and Conditions & you have entered a ‘Legal & Binding Contract’. All deposits are not refundable once booked. (Please ensure you take out your own cancellation insurance to protect them.)
  • Booking confirms that you and ALL your party are over 18 years of age & any members are not under 12 years of age. It goes without saying to ensure that all parties can definitely stay on the dates they are booking for as your booking dates are none transferable.
  • After reading our Terms & Conditions - We are available to take your telephone bookings between the times of 10am - 9pm.
  • We take each booking on a first to secure with deposit basis. We do not provisionally ‘hold’ or ‘pencil-in’ any rooms previously enquired/e-mailed about.
  • To secure your room a Non-Refundable deposit of £20 per person per night is payable.
  • However, we do allow exchange/substitute a NAME with another person BEFORE the arrival day. But, we must know of this name change before checking into our Family Home please! (A £15.00 admin fee will be charged for each change.)
  • Our contract is with the person who makes the booking. This forms a contract with them when we receive the required deposit payment.
  • A ‘Confirmation’ email will be sent ASAP to the person who booked the room and always within 7 days (168 hours). We ask you to forward on this email to all other members who are sharing the room with you. The Confirmation email will show:
    1. Dates of stay/departure
    2. Names of the persons who are booked into that room.
    3. The amount of non refundable deposit already paid.
  • The outstanding room balance is payable before check-out at 10:30am **IF any part of this email is incorrect (ie Names OR dates) please ring us Immediately. **If the person booking the room does not receive a confirmation email within 7 days, please contact us.**
  • If you wish to review, adjust or cancel your reservation at any time, please contact The Willows as soon as possible. Please note that you may be charged in accordance with these terms and conditions
  • Booking deposit payments to be paid in GBPounds £20.00 per person, per night (non refundable) deposit. This can either be paid by Debit or Credit card. (Credit card extra 2/5%) We do not accept any form of cheque, Travelers cheque, or American Express card for deposit payments or to settle your bill on departure. The card you are making the payment with must expire after your final Check-out date.
  • Once your deposit has been taken this will secure that persons bed. A Confirmation email sent to the person booking the room within 48 hours, IF you provide a valid email address.
  • Cancellations that are made up to 7 days (168hours) prior to the arrival date will only lose their deposit/s.
  • Cancellations made within 7 days prior to the arrival date, will pay the full cost of the booking when it becomes due & payable - this will be charged to your card, on a customer not present basis (A 'no show').
  • Your balance is due before departure, payable by: Cash/Debit/Credit card on booking a room we will ‘Mutually Agree, an ‘Hour window time of arrival’ of all your party. ie. between 5-6pm 6-7pm etc. If this Mutually Agreeable time of arrival changes, for any reason, (delay, traffic jam) please phone The Willows to notify us as soon as possible. As we don’t have any other ‘staff’ to man the B&B - we may well be out & about from our B&B dog walking other than the time we have previously ‘Mutually’ agreed.
  • Please reconfirm 1 week before your arrival date - that the ‘Mutually agreeable’ arrival time is STILL the same. (As you may have booked many months in advance & things may have changed with your arrangements.)
  • Our EARLIEST Check-In time is from after 5pm to our final Check-In time of 10pm - As we are up for before 6am to prepare breakfast next morning, we don’t accept any check-in after 10pm - the pub in the village has a later check-in time.
  • If someone in your party fails to show who is sharing a room, then the ‘Room Rate’ remains payable for the duration of the stay they have booked. Their ‘deposit’ cannot be used to pay off any room balance in their absence.
  • If a person books for two nights and only decides to stay for one, the remainder of their booked stay becomes payable. The remainder of the payment on each room is due & payable on or before your check-out morning before 10:30am.
  • Please empty your room of your belongings & vacate the room for Check-Out by 10:30am on morning of departure, please. If you wish to stay in this room after this time this can sometimes be arranged - (if we do not have another person booked into this room) A charge will apply for later check-out. Please arrange this with us BEFORE Check-Out day.
  • Charges will be charged to your card on a customer not present basis, without any further consent being required. For: Failure to arrive (classed as ‘No show’) or cancellations of less than 7 days (168 hours) prior to your arrival OR any early departure ie you have booked 2 nights & only stay for 1. etc.
  • For Damages or Breakages. Any costs for extras incurred & not paid for on departure.
  • Your room booking fee/deposit is Non Refundable and cannot be transferred to another date, if you cancel or if you are a ‘No Show’ - do not arrive
  • We strongly advise you take YOUR OWN separate Cancellation / Sickness Insurance to cover any eventuality that may prevent you keeping your booking i.e Bad Weather, Act of God, Sickness/Injury/accident/break-down cover to yourself or any family member. This type of insurance can be purchased on the internet or with a broker on your High Street at a very reasonable cost. So please don't overlook this very important part of your holiday.
  • The Willows is the place in our village for an exceptionally 'Early Walkers Breakfast' if you are taking on 3 Peaks Challenge. We start providing breakfast FROM 6:00am. A great selection of hot & cold cereals, toast, jam etc, fruit juice, fruit, yogurt. Plus a Hot Breakfast sandwich each is also served from 6:00am. * We do not provide any breakfast or sandwiches before 6am or a take-out service on any breakfast sandwiches. We ask that all food from our B&B to be consumed in our breakfast room. *
  • It goes without saying - you are responsible for the behavior of all members of your party. Please be aware, there is a log burning stove in our lounge that may be lit & hot! It is your responsibility to supervise your children for safety reasons whilst staying with us. Do not leave them alone or unattended in any of our rooms.
  • Behavior should be in keeping with you being a guest in our Family home. Please respect us & other guests who will be staying in our other rooms sleeping. We request you to PLEASE keep your voices low after returning from the pub & if you put on your T.V. - As others may be up early the morning for their 3 Peak Yorkshire Challenge. Our village is old & sleepy so your voices should not be excessive, loud, shouting or disruptive, early in the morning as you set off for your walk & especially at night.
  • Sorry we have had to put this on for the few: Offensive or illegal behavior will not be tolerated & may result in the police being involved. Offensive or aggressive behavior or language towards us is not acceptable. We will ask you and/or your ALL member of your party to leave immediately if one of your party’s conduct results in inappropriate conduct. No refunds or compensation will be given in these circumstances and we reserve the right not to accept any future bookings from you or any member of your party.
  • Parking - We have parking outside on our drive for One Car Per Room. If you plan to bring more than one car per room, please could you inform us previously to advise you where to Park.
  • Security of your property - Your personal belongings are your responsibility during your break with us. Rooms are lockable - but we ask for room keys to stay in our B&B. Vehicles parked on our property are parked at your owners risk. We accept no liability for any accident, loss or damage to your vehicle or your property. Please remove valuable items on parking your car. Our very large garage is available for you to leave your bicycles or motor bikes in if you wish. We do lock this every evening, if you wish - you can provide extra locks for your bicycles (We have so far not had any problem with security.
  • As with accordance with the law, The Willows is a No Smoking establishment. If you wish, you may smoke outside - we have set a seating area for this. But, please take your cigarette ends back with you & not drop on our flower beds. We do not allow any smoking in the bedrooms or lounge of our property. If smoking has occurred in the bedrooms - we reserve the right to take payment from the credit card that has been given at the time of booking - to take monies to dry clean our curtains & furnishings.
  • Carpet Damage & mattress damage. We have recently updated all carpets in our B&B to the highest quality because of previous damage. If the carpet or mattress in the bedroom has been damaged by drinks or physical damage, we reserve the right to charge the card given at the time of booking. We reserve the right to call for a specialist firm / cleaning company to try to bring the carpet / mattress back to the original state - if this is possible, if not we reserve the right to purchase a new one of the same quality.
  • We try to keep all the Yorkshire Muck & Mud where it belongs - Outside. So we respectfully request that you leave ALL your OUTDOOR SHOES & BOOTS in our Inside Porch Area - Please bring your slippers or we can provide some. We do cater for the walking community & know how muddy you can all get! So all Wet & Muddy Coats, Waterproof Over Trousers, Gaiters, Hats, Gloves, Socks & Boots/Shoes, Walking Poles / Sticks , Muddy Back-packs/Waterpacks - ALL MUST BE LEFT IN THE PORCH OR YOUR VEHICLE. PLEASE do NOT use our radiators in bathrooms or bedrooms for drying as we wish to keep it as clean and odour free for ALL our guests.
  • For the the convenience of ALL our guests on: Long Distance Walks: We offer an In HOUSE (Overnight) LAUNDRY SERVICE. We will Machine Wash & Tumble or Line dry MOST items of clothing for you for your next day's walk - a service charge is applicable. By providing this service for ALL of our Guests, we KINDLY ask you NOT to DRY ANY PREVIOUSLY WORN items of clothing or Towels on ANY of our radiators. Without them FIRST being washed with Detergent!- ie socks, tops, towels (We have found that previously worn sweat wet items, when drying - Do give OFF a particularly pungent & unpleasant odour. This odour then travels through-out OUR HOME. It is not pleasant to any of our guests or us - PLUS, we have found it damages & lifts the wallpaper behind the radiators - Which you may be charged damages for). So Please LET US WASH & DRY them for you, they will smell so much better - I promise! Many thanks for your co-operation in this delicate matter.
  • Non–availability: We will only cancel your booking if your accommodation was unavailable for reasons beyond our control. We will attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.
  • Damages / Breakages / Spillages: Please take care with our accommodation. You are responsible and liable for any breakage, damages or spillages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge of £30 if you did not report this. If additional cleaning is required during your stay or on departure, we reserve the right to charge you for this.
